Welcome to my real estate world. I’m a motivated, early 30’s old, goal orientated, buy right, part time real estate investor.
I read my first real estate article in 2002 at the creative investor during Christmas holidays. As I went threw the articles one by one, the thought of owning mass properties was exciting and I was immediately hooked.
Back in college, my roommate bought the late night TV course, “Carleton Sheets” several years back and asked for it. It showed me many ways to purchase properties, but at the time, it was over overwhelming.
I decided to start birddogging to learn the ropes from other investors. Isn’t it a great idea to learn how to market and find deals at the same time have an investor show you the ropes? Unfortunately, it didn’t go that smooth, We did some deals , but never found that “mentor” that I desperately looking for. I did this for over 8 months.
After figuring out that finding the deals that make sense can be the most challenging part, I decided to jump into it. But, not without giving away a few more properties that would have made me thousands of dollars in profit. This was right before real estate started to sky rocket.
After experimenting with marketing, I found early on that finding a motivated seller is a guaranteed way to make a deal work. Although I have studied and experimented with other techniques, I have primarily have been working the pre-foreclosure markets for over three years. After talking to over 200 sellers, I know motivation when I hear it!
And I’m happy to say that all of my deals have been huge successes. The main reason is that “I make my money when I buy.”
